Bringing your basement up to code
A basement that was built without permits can still be brought through the city, and end as a unit the city has signed off on.
What we look at first
We start by looking at what is already down there and what the city would require to sign it off. Some of it usually stays. Some of it gets rebuilt.
The city looks at ceiling height, a second way out, separation between your home and the unit so a fire cannot travel between them, and windows large enough to climb out of. We draw it, submit it, and take it through the inspections.
Why homeowners do it
Rent you can collect openly, from a unit the city has approved. A finished living space instead of storage. And a basement that is documented, so what is behind the walls is on record.
The process, start to finish
Estimate
We come out to the property, look at the space, and go through what you want. Estimates are free.

Drawings
The unit is drawn to what the city requires.

Permits
Drawings are submitted. Work on site begins once the permit is issued.

Construction
Framing, electrical, plumbing, insulation, drywall, and finishes, by the standing group of licensed subcontractors who work with us job after job.

Inspections
The city inspects at each required stage.

Final sign-off
The city signs off, we walk the space with you, and the one year material warranty starts.

One team is responsible for every stage of that list.
Questions about basements
Do you offer free estimates?
Yes. We come out to the property, look at the space, and go through what you want.
Can a basement built without permits still be legalized?
Usually yes. We look at what is there, tell you what the city would require, and take it through from drawings to sign-off.
Do you handle the permits?
Yes. Drawings and permit submissions are ours to manage.
