FAQs
Answers on pricing, timelines, permits, legal basements, and commercial work.
What renovation services does ZEF Design Build offer?
ZEF Design Build completes basement, kitchen, washroom, interior, exterior, and deck renovations. Basement work includes finished living spaces and legal rental units. We also renovate restaurants, offices, and other commercial interiors.
Projects are planned and managed from the initial site visit through construction and handover.
Do you provide free renovation estimates?
Yes. Estimates are free, and we visit the property before pricing the work.
During the visit, we discuss what you want to change, review the visible conditions, and take the measurements needed to understand the scope of the project.
How much does a renovation cost in Mississauga?
Renovation costs depend on the existing space, the work involved, the materials selected, and the number of trades required. Two rooms of the same size can be very different projects once the existing conditions are examined.
ZEF provides a project-specific quote after visiting the property. The amount quoted is what we expect the agreed work to cost.
How long does a renovation take?
Every project receives its own timeline after the site visit and scope review. The expected construction schedule is provided with your quote.
A washroom renovation, complete kitchen, legal basement apartment, and commercial renovation require different trades, approvals, and construction sequences. We establish the timeline around the work your project actually requires.
Can the price or timeline change after construction begins?
It can change if concealed conditions are discovered or if the agreed scope changes.
Older wiring, moisture damage, plumbing issues, and structural conditions are not always visible before walls or floors are opened. If something is found, ZEF explains the issue, its effect on the project, and the available options before the related work continues.
How will I know what is happening during construction?
ZEF provides updates as the work progresses and raises questions promptly whenever your input is required.
If a decision, site condition, or change affects the project, it is discussed with you before the related work moves forward.
Can I remain in my home during the renovation?
Sometimes. It depends on the size of the project and which parts of the home will be affected.
A room-specific renovation may allow the rest of the house to remain usable. Larger projects involving kitchens, washrooms, utilities, or an entire floor can create more disruption. We discuss access and the construction sequence with you before work begins.
Do you handle design and planning?
Yes. ZEF can manage design and planning through construction and final finishing, giving the project one coordinated direction from the beginning.
If you are already working with a designer or architect, bring the drawings and project information to the site visit. We will review what has been prepared and discuss how the construction work can be coordinated.
Do you handle drawings, building permits, and inspections?
Yes, when the project requires them. ZEF manages the drawings and permit submissions included in the agreed scope and coordinates the required inspections as construction progresses.
Permit requirements depend on the municipality and the type of work being completed. We identify the applicable process during planning.
Are you licensed and insured?
ZEF Design Build carries liability insurance and workplace safety coverage.
Regulated trade work is completed by licensed subcontractors. ZEF coordinates a standing group of tradespeople who work with the company across its projects.
What is the difference between a finished basement and a legal basement apartment?
A finished basement adds usable living space to the main home. It may include a family room, office, bedroom, washroom, laundry area, or storage.
A legal basement apartment is a self-contained residential unit with its own cooking, living, sleeping, and washroom facilities. It must follow the planning, permit, construction, and inspection requirements that apply to the property.
Does ZEF build legal basement apartments?
Yes. ZEF builds legal basement apartments and can manage the project from measurements and drawings through permit submissions, construction, inspections, and handover.
The exact requirements depend on the property, the existing basement, and the municipality reviewing the application.
Can a basement built without permits be made legal?
It may be possible. The first step is reviewing what has already been built and what the municipality would require for approval.
Some existing work may be able to remain. Other areas may need to be opened, changed, or rebuilt. ZEF can prepare the required drawings and take the approved scope through construction and inspections.
Do I need a permit to finish my basement?
It depends on the work being completed. Changes involving structure, plumbing, electrical systems, entrances, or a separate residential unit can require permits and inspections.
ZEF reviews the proposed basement renovation and identifies the drawings, permits, and approvals required for the project.
Does ZEF handle commercial renovations?
Yes. ZEF completes commercial renovations for restaurants, offices, and other commercial interiors across the GTA.
Depending on the project, the work may include demolition, layout changes, framing, ceilings, plumbing, electrical work, heating and ventilation, flooring, millwork, kitchens, washrooms, and final finishes.
What warranty does ZEF provide?
ZEF provides a one-year material warranty on completed work. The warranty begins when the project is completed and handed over.
Where does ZEF Design Build work?
ZEF is based in Mississauga and works across the GTA, Hamilton, and Niagara.
Service availability can depend on the project and property location. Include the city or address area when requesting an estimate so we can confirm coverage.
